I am filing this complaint regarding the management of my rental property.On January 31, 2026, a tree fell onto the property and damaged the home. Since that date, the damage has not been properly repaired despite multiple requests for maintenance and assistance.Over the following months, the condition of the property continued to deteriorate. A tree fell on the home at ******************************* on January 31. *** had the home tarped and the tree removed from the roof immediately.The ** has been working with the owner and his insurance provider to have the roof repaired. The insurance company had a delay in funding, and once we received approval to proceed, the vendor determined that an engineer was required. Buyer Beware, ********************************* IS ARE SCAMMERS. You can do everything per you lease agreement and they will scam you out of your deposit. I had a $700 and ended up with ah $300 charge. They charged for carpet replacement that naturally wear and teared and cleaning when I have evidence that the place was left better than I received it. STAY AWAY FROM THEM AT ALL COST.

The charges assessed were not for normal wear and tear; rather, the inspection showed numerous holes in the carpet and an excessive number of holes in the walls. While the tenant attempted to patch the walls, professional painting was still required to restore the surfaces.Please note that as this was an owner-managed hand-off, the property owner utilized their own contractor for the repairs. WORST COMPANY EVER!! They deserve a minus star for sure.If you have any choice at all do NOT use this company. T. My lese was one price and now they are charging me a higher price. I provided my own homeowners insurance instead of theirs. Theirs cost me money. They continue to charge me for their insurance and $300+ for my rent. It's all adding up. This is the absolute worst property management company to lease with! We have had plumbing issues for 60 days with sewage filling the crawl space, toilets not working, sewage backing up into sinks, showers and tub. We are unable to bath, wash dishes, wash clothes or simply use the restroom. Several maintenance request have been submitted. Their only response has been to send people out to get an estimate on repairs but none have been approved to fix the issue. I would give this company zero stars if that were an option. Calling HomeRiver Group a “property management company” is misleading. They function more like a PREDATORY system designed to extract premium fees while providing almost no real human support. There is effectively no customer service, only systems. Everything runs through cheap, glitchy portals that offload as much labor as possible onto the tenant. Even simple requests become time-consuming processes of forms and dead ends. Absolute Negligence – Health Hazards and Zero Communication I strongly caution against leasing with HomeRiver Group. I moved in March 27th after only seeing a virtual tour. Had I seen the property in person, I wouldn't have signed a lease. Upon move-in, the home was in a state of total filth & disrepair. It's clear no turnover maintenance or cleaning had been performed.
