As an owner, the money I spent in management fees over the last five years was a complete waste.First, Home River sent me photos of the property last year when new tenants were acquired. It looked great. I even thanked them for taking such good care of the property. Over the previous five years, Home River had never uploaded a single inspection report even though they are obligated to do so under the contract. Currently suing because my house is uninhabitable per Code Enforcement mold, electrical structural plumbing, all not up to Code and caused health problems and these people are acting like I never sent in a maintenance request. They hire unlicensed people. They add extra rooms and bathrooms, not pulling permits or getting any inspections which then turned into multiple disaster issues they dont tend to their property. Black mold and lead paint in my house, the black mold was not on the lease and they have yet to fix it, I have gotten sick with mold toxicity and still stay because the cost of the rent is 775 for a one bedroom. I wish they would fix it. I am constantly ill and now have no motivation for anything. This house is killing me and I cant afford to change and they will not help me.

I am a current renter of 2 weeks now. Before taking over the property, the house wasn't cleaned, yard had overgrown in the front/back, notices from the city were left about the yard, kitchen cabinets and drawers are old and broken, all showers in the house let out a high pitch noise the whole time it runs, smoke detectors were beeping a malfunction beep (not fixable by replacing batteries either), baseboards are filthy with lots of cracks for bugs to enter, and when filing a maintenance report (2x) about needing a new outlet... read more

Please be ware of having this company as a property management they are not professional at all. I took my property back through an eviction because the company wasnt aware the tender was living rent free for five consecutive months and using their water bill never transferred into the tenants name . They will not manage your property just collect and charge fees that does not go on your ledger . I have worked with 1000 times better over the past 10 years .
