Have only recently become one of their customers. Reported an appliance failure in March of 2023. It is now September going on October and they have yet to resolve what should be a very simple fix. We have called in the issue through their byzantine phone system and failed to achieve any results. It was only after threatening to escrow the property rent and consult a team of real estate attorneys that I was finally sent a message that the tenant was responsible for repairing the appliances. Over the past 3 years, my house basement and upstairs bathroom was covered in black mold. The ceiling came down in my downstairs bathroom. The downstairs shower smells like sewer gas, the seal is broken etc. Almost all of the door k**** upstairs have fallen off causing tenants to get locked in rooms. The downstairs basement has a plumbing leak. The storage room in basement's shelves rotted and collapsed. The air conditioning completely stopped working. Probably one of the worst management companies in the city of Chicago. Once they get you to agree, they become unresponsive to emails, they miss important details that you share and once I decided to go elsewhere, they are refusing to issue me a refund.

This is a property management company that does not respond to the property owners phone call even after trying repeatedly for a month.1. Our annual lease renewal did not take place.2. The monthly rent has not been received yet.3. No annual inspection, so not sure what is the current state of the rented property.They leave the property owners in the dark.

We moved in 1/2023 the heat didnt work for almost a month, the 2 basement doors had bad frame work to where you can see outside. They never came and fixed it. So it was extra cold in the winter. On 8/8/2023 we had a gas leak and a carbon monoxide leak and they tried to put 4 people into a 2 bed hotel room only to agree to pay it until 8/15 well on 8/16 we were told that American avenue was taking over the property. This company is a huge joke. We rented our home on 8/15/23. Upon arrival on move in day( because they would not let us do a final walk through), the house was 107 degrees inside. We called every possible number and nobody contacted us until Monday the 17th. This past week we notified them that the oven/stove top did not work. They showed up THIS Monday and when the repair man pulled the stove out, it started sparking because a live wire was hanging. He said he cant believe the house did not burn down. I would absolutely give 0 stars for home river group if I could. The last couple of times I have signed my lease has been a nightmare and officially ending my lease and moving out has been another nightmare. They are not organized and do not even know when peoples lease ends. My lease ended November 2022 and didnt sign a new lease until February 2023 after multiple follow *** with the property manager. I recently sold the home I built to True Hold, which is the parent company to Home River Group, their property management company. I moved out of my home in May of 2023. Before I vacated the home the house was 100% empty. I left no items behind.
